Hotel Owners
We work with hotel owners to upgrade and enhance the value of their asset. We use our own funds to reposition your hotel in return for a longer lease. This allows you (the owner) to retain the hotel in your portfolio, benefit from the uplift in its value, and achieve superior annual returns without having to work in the business. And if you wish to sell your hotel in the future, this option is available after a five-year commitment period.
Alternatively, if you wish to sell your hotel today, we work with a panel of investors and have access to commercial funding up to £5m acquisitions.

How We Work
Our philosophy embraces the heritage of our buildings, incorporating local trends into our interior design to showcase each hotel’s distinctive features and offer guests a memorable experience. We are committed to restoring the enduring beauty of elegant Georgian, Victorian, and Grade II listed buildings.
We carry out sensitive refurbishments, restoring original features, including windows, balustrades, handrails, covings, skirting boards, and door frames. Each room is upgraded with new flooring, new bathrooms, new beds, furniture, and full redecoration. Any owner’s accommodation is converted for guest use. The feasibility of a new HVAC system providing both cooling and heating is explored.
Finally, new technology will be introduced to facilitate dynamic pricing, online check-in, and automate large parts of the guest journey.
Central London B&B Conversion Potential
Our research shows an abundance of 1-2 star hotels in a tired state, with poor reviews and vacancy rates approaching 20-25%. Meanwhile, there is a notable shortage of quality mid-scale clean yet affordable accommodation (£150-£250/night) catering to corporate clients and tourists seeking central London stays without the £500-600/night cost of full-service hotels.
There is an opportunity here to upgrade these hotels and take advantage of higher nightly rates. Combined with the latest technology to achieve the highest possible occupancy rates and lower human resources expenditure.

He has built and sold a multi-million pound dental business and has 10 years experience in the finance industry. He has both commercial and residential property development experience. He most enjoys building sandcastles with his two young children and cycling across Europe.

Adrian founded his refurbishment and construction business in 2004. With over 20 years of property development experience as a main contractor, Adrian has completed many projects including full stripouts, basement digouts, underpinning and structural reconfiguration of period and listed buildings. These projects were carried out in London’s most prestigious locations including Knightsbridge and Kensington. Adrian has a passion for 4x4 vehicles and fitness training.
